How much does fingerprinting cost for a Texas real estate license?

Can I get fingerprinted before I pass the state exam?

Yes. TREC authorizes your fingerprinting appointment when you apply, and you can be fingerprinted before or after your exam. Doing it early is smart, because your license can't issue until the check clears.

Can I use fingerprints I had taken for another job or license?

No. TREC says fingerprints submitted for any other reason, such as previous employment or another state-issued license, aren't acceptable for a TREC license. They must be taken specifically for TREC, in the FBI's required format, at an authorized DPS site.

What if I've already been fingerprinted for TREC before?

TREC fingerprinting: from appointment to license clearance.

Every Texas real estate license applicant goes through the same fingerprinting and background check process. Here's what happens, in order, what it costs, and how long it takes.

Why TREC requires fingerprinting

Section 1101.3521 of the Texas Real Estate License Act requires anyone applying for a sales agent or broker license to be fingerprinted specifically for TREC and pass a background check before a license will issue. The Texas Real Estate Commission's own page goes further: any person applying for or renewing a license must provide fingerprints for a criminal history check. Your prints go on file with the Texas Department of Public Safety, and the check runs alongside your licensing exam rather than after it.

Fingerprints are one part of being eligible. You also need to be 18 or older, a citizen of the United States or a lawfully admitted alien, and meet the Commission's standards for honesty, trustworthiness, and integrity, which is what the background check informs.

Where it fits in becoming a real estate sales agent

Complete the six required courses: Principles of Real Estate I and II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance (180 hours of real estate education).
Submit your application to TREC in the REALM Portal ($206).
Get fingerprinted with IdentoGO by IDEMIA ($37).
Schedule and pass the Texas real estate exam with Pearson VUE ($43), both the national portion and the state portion.
Once your background check clears, TREC issues an inactive license; a sponsoring broker makes it an active license.

THE WORKFLOW

The fingerprinting steps, in order.

STEP 1

Apply to TREC and watch your email

When you submit your Texas real estate license application in the REALM Portal, TREC automatically authorizes you for a fingerprinting appointment and emails instructions. Your eligibility letter includes the TREC ID number you'll use to book. Returning users can open the Fingerprint Enrollment tool inside the REALM Portal.

STEP 2

Schedule electronic fingerprinting with IdentoGO by IDEMIA

Book online or by phone at (888) 467-2080 (Monday to Friday, 8 AM to 5 PM Central). Appointments are required, so reserve at least 24 hours ahead; same-day walk-in service isn't available.

STEP 3

Pay the $37 fingerprinting fee

The fee is paid to IDEMIA, not TREC, and applies if you haven't been fingerprinted for TREC before. It's one of three state and vendor fees: $206 to TREC for the application, $37 to IDEMIA, and $43 to Pearson VUE for the exam.

STEP 4

Attend your appointment

Bring your TREC eligibility letter. Per DPS rules you'll be photographed and fingerprinted electronically, then given a receipt. There's no printed fingerprint card, so keep that receipt.

STEP 5

DPS and the FBI run your background check

IDEMIA transmits your fingerprints to the FBI through the Texas Department of Public Safety. IDEMIA only collects and submits them; it has no role in researching your criminal history or delivering the results.

STEP 6

TREC reviews the results with your application

A criminal record doesn't automatically disqualify you. TREC applies its honesty, trustworthiness, and integrity standard, and it contacts you directly if it needs more information.

STEP 7

Your license issues once every piece is in

Coursework complete, application approved, exam passed, and background check cleared: that's what triggers your license. It's issued as an inactive license until you or your sponsoring broker complete a sponsorship request in the REALM Portal.

Fingerprinting rules that trip people up

Fingerprints from another job don't count

TREC says fingerprints you submitted for any other reason, such as previous employment or another state-issued license, aren't acceptable. They must be taken for TREC, in the FBI's required format, at an authorized DPS site.

Unreadable prints mean a reprint

Occasionally fingerprints can't be read. IDEMIA will contact you with instructions to be reprinted at no additional cost, but reprints can't be scheduled online. If your prints are unreadable a second time, TREC staff start a manual name search through the FBI, which adds to the processing time.

Applying from outside Texas

Applicants who live outside Texas may have an option to be fingerprinted near them during IDEMIA's registration. If not, print the waiver at the end of the online registration and request a TREC-specific Hard Card at information@trec.texas.gov. How long does the fingerprint and background check process take?

The appointment itself is short. The background check is the part you wait on, and the Commission hasn't published a fixed timeframe for it; its processing-times page currently warns of delays from REALM Portal integration issues with the exam vendor and DPS. Pearson VUE's candidate handbook says that once you pass the exam and clear your background check, TREC emails your license document within 5 to 10 business days. The practical takeaway: book your appointment as soon as you're authorized, so the check isn't what you're waiting on after exam day.

After your license issues: continuing education

Once you're a licensed real estate agent with an active license, the next requirements are education, not fingerprints: 98 hours of Sales Agent Apprentice Education before your first renewal, then 18 hours of continuing education every two years.
