Texas Real Estate CE Requirements: What You Actually Need to Renew

Two years go by fast when you're actually working. Then a renewal notice shows up from TREC, and the question that got easy to ignore during your first busy year in the business comes right back: how much CE do you actually need, and does it have to be a specific kind?

The short version: yes, it's specific, but it's not complicated. Here's exactly what TREC requires, what's locked in versus what you get to choose, and how to keep it from ever becoming a scramble.

The Renewal Cycle, In Plain Terms

Every Texas real estate license, sales agent or broker, renews on a two-year cycle. To renew, TREC requires 18 hours of continuing education completed sometime during that cycle. It doesn't matter if you do all 18 hours in one weekend the month before your license expires or spread them out over the full two years, TREC only checks that they're done by the renewal date.

What's Mandatory vs. What You Choose

Of those 18 hours, 11 are non-negotiable for every license holder:

• TREC Legal Update I (4 hours)
• TREC Legal Update II (4 hours)
• Real Estate Contracts: Essentials and Beyond (3 hours)

The two Legal Update courses get refreshed by TREC on a set schedule and cover the current statutes and rules changes agents are expected to know, they're required no matter how long you've been licensed. The Contracts course rounds out the fixed portion for every license holder. Brokers have one more fixed requirement on top of that: 6 hours of Broker Responsibility, covering supervision duties specific to holding a broker license.

That leaves 7 hours of true electives for sales agents (just 1 for brokers, once Broker Responsibility is factored in), yours to fill with anything from risk management to fair housing to property management, TREC just wants the hour count met.

When to Actually Do It

The agents who stress about renewal are almost always the ones who waited until the notice arrived. Nothing stops you from knocking out Legal Update I and II the same month you get sponsored, long before renewal is anywhere close, and then picking up electives in smaller chunks whenever a slow week gives you the time. Treat it like maintenance, not a deadline, and it stops being a scramble.
